BALTIMORE (January 13, 2015)— Pinnacle Development Investors LLC has announced plans to develop The Pinnacle, an ultra-luxury residential tower at HarborView that follows an unprecedented development model in which unit owners are investors and developers.
The Pinnacle owners will pay their assigned cost for the land acquisition, infra-structure, parking rights, building plans and entitlements, as well as their proportionate share of constructing the shell, core and common areas of the 18-story residential tower. The 30 condominiums will be designed and constructed by unit owners to allow for the utmost design latitude, and then owners will work with their selected contractors on the design and completion of their unit’s interior.
“I am bringing together a group of like-minded people with similar wants and needs who, in essence, become investors and developers of their own homes,” said David Swirnow, who is leading Pinnacle Development Investors LLC. “Unlike any other condominium in Baltimore, we will purchase and develop a prime property that allows each of us to design individual units and build homes that suit our lifestyles.”
The development site for The Pinnacle is located within the HarborView Community on Key Highway and is situated with 360-degree views of Baltimore’s skyline and harbor. Renowned architect Robert M. Swedroe of Miami is completing the design of the project, with common area interior spaces designed by Jay Jenkins of Jenkins Baer. A general contractor will be hired to construct the tower’s shell and core, as well as the common areas, and will meet LEED Silver requirements with the latest details for systems, equipment, devices and hardware specified.
The Pinnacle is situated on a podium site over an existing underground parking facility with 1,000+ parking spaces. The elevator core for The Pinnacle is designed to vertically traverse the parking facility to facilitate direct access from premium parking spaces to private foyers, eliminating corridors. Additionally, valet parking services will be provided to residents and guests of The Pinnacle. This location allows for access to I-95 and BWI Airport; is walking distance to Federal Hill, Camden Yards, M&T Bank Stadium and the Central Business District; and is just steps away from a Baltimore Water Taxi stop, which provides connections to the Inner Harbor, Harbor East and Fells Point.

Site Plan from harborviewcommunity.com
The plan calls for luxurious common areas to be located on the lobby level, second level and rooftop terrace. The lobby will include a full-time reception desk, valet parking station, grand salon, state-of-the-art conference room, catering kitchen, serving buffets and a bar. The second floor will feature a guest suite and a private fitness center. The rooftop terrace will include a game room, restrooms, outdoor dining, summer kitchen and bar, shade and sun decks, hot tub, juice bar, intimate seating circles and an outdoor theater.
Occupancy in The Pinnacle is expected in late 2016. Approximately half of the 30 units have been reserved by area residents.
