30,000 Sq. Ft. Pigtown Building Sells, Will Be Renovated and Offered to New Tenants

The former The Burch Company building at 1303 Carroll St. in Pigtown/Carroll-Camden Industrial Area was sold on November 25th for $642,000 to a company called 1303 Carroll St. LLC. The two-story, brick building, which also fronts Cleveland St., is 30,000 sq. ft.

1303 Carroll St. LLC was represented in the deal by Gold and Company Vice President Jim Chivers. “They have plans to do a complete renovation of the structure and attract local tenants looking for a cool workspace with the hope that it will help revitalize the Carroll Street corridor,” said Chivers.

“The new owners will focus on finding the right tenant that will help create jobs in the area that will benefit the local community,” he added.

The building went up in the 1920s and features exposed wood beams, heavy power, large floor plates, and large windows on every side with views of Baltimore. Chivers called it an “industrial loft” style building.

1303 Carroll St. LLC has already started renovations on the building. These renovations will include demolishing the inside and removing some equipment that has been in the building for many years, cleaning up the facade, replacing broken windows, and adding new roll-up doors.

Chivers said “it will be delivering in a shell condition and a tenant will tell us what they need from there.”

The property will be marketed for lease in the first quarter of 2020.

The Burch Company made its home in Pigtown from 1924 to 2017. After The Burch Company, the building was the home of Arocon Homes.
