Renderings Revealed for Horseshoe Casino’s ‘Warner Street District’
BCT Design Group, a local architecture firm working on the Warner Street District master plan with Horseshoe Casino owners CBAC, shared renderings of the project with SouthBMore.com. The project will revitalize Warner St., which runs from the casino to M&T Bank Stadium in Stadium Area.
Already announced for the Warner Street District is music and entertainment venue The Paramount Baltimore at 1300 Warner St., which will replace a brick building and warehouse, and Topgolf, which will replace the former Office of Animal Control and nonprofit Baltimore Animal Rescue and Care Shelter, Inc. (BARCS) at 301 Stockholm St. along with adjacent Parking Lot J and a small City-owned property. Both projects are expected to break ground this year.
The master plan also shows a 320-room hotel built at the site of bar Game; a 30,000 sq. ft. bar called Yards Social Bar which will replace an industrial building at 1301 Warner St.; and 34,620 sq. ft. of additional retail. The plan also includes a plaza with a waterfront feature adjacent to Topgolf and streetscape improvements to the Gwynns Falls Waterfront which leads out to Ridgely’s Cove.
CBAC was able to acquire every property on Warner St. other than Public Storage at 1415 Russell St. The back of this facility, which is just north of the casino, backs up to Warner St. where it has a parking lot and a strip of grass. The rendering shows the strip of grass used as a transit hub with a skywalk from the hotel to the casino.
CBAC and the Baltimore Development Corporation are also partnering on a renovation of a waterfront park situated behind the Horseshoe Casino Baltimore garage and adjacent to the proposed Topgolf. The park is also located along the Gwynns Falls Trail and Ridgely’s Cove. This project is expected to begin construction in conjunction with Topgolf.
The Paramount is a $50-million project that will be an 92,975 sq. ft. building with approximately 4,000 seats. This building was designed by Design Collective and Design 3 International. The building’s most recent plans are different from those in the master plan.
Topgolf will have a 65,000 sq. ft., two-story sports bar and driving range building on Warner St. The driving range will move east and end at the Light Rail bridge. Topgolf is on a six-acre site. The BCT Design Group master plan shows the first renderings of Topgolf.
The Warner Street District will tie into additional investments in the area. Hammerjacks is an entertainment venue planned next door to The Paramount at 1300 Russell St. Just east of Warner Street District is a four-building project by Himmelrich Associates called Stadium Crossing. Adjacent to Stadium Crossing is Stadium Square, a three-block, $300+ million project by Caves Valley Partners, which is one of the members of the CBAC ownership group.
