522,675 Sq. Ft. of New Warehouse Space and 58,075 Sq. Ft. of Office Space Planned for Curtis Bay
Demolition is currently in process along Curtis Ave. in Curtis Bay to make way for three large warehouses with 522,675 sq. ft. of warehouse space and 58,075 sq. ft. of office space. The properties are at 4501 Curtis Ave. and 1701 Benhill Ave.
The project is by Indianapolis-based Scannell Properties, which has built many distribution, warehousing, transportation, and logistics centers around the county. It has done build-to-suit projects for companies such as Amazon, FedEx, GE, and Best Buy. The company also builds speculative buildings which will be the case with this project getting started as no tenants are lined up yet.
Scannell told SouthBMore.com the buildings will be Class-A, rear-load warehouses intended for distribution use.
4501 Curtis Ave. is a 26.5-acre site that used to have a collection of warehouses that are now being demolished. Scannell was approved by the Baltimore City Board of Municipal Zoning Appeals (BMZA) in September to build two two-story warehouses with 426 parking spaces on the property. The buildings will have 434,700 sq. ft. of warehousing space and 48,300 sq. ft. of office space.
1701 Benhill Ave. is a 5.970-acre lot that was used for tractor trailer storage. Scannell was approved by BMZA in September to construct a two-story warehouse with 87,975 sq. ft. of warehouse space, 9,775 sq. ft. of office space, and 88 parking spaces.
Scannell will soon begin work on an approximately 275,000 sq. ft. space at 4501 Curtis Ave. and will build the other two warehouses at a later date.
Scannell purchased the properties in January 2020 for $13,695,328.
