Large ‘Hole-in-the-Ground’ Construction Site at the UM BioPark Converted into a Parking Lot

An office and lab building was planned for 873 W. Baltimore. St. at the University of Maryland BioPark in Hollins Market, but it has not yet moved forward after pre-development work left it as a large hole in the ground. In recent weeks, the large hole has been filled in with dirt and an 80-space parking lot is now being completed.

Developer Wexford Science & Technology and the University of Maryland Baltimore (UMB) were planning to build the next BioPark office building at 873 W. Baltimore St., but those plans were put on hold when the team was able to acquire the properties at the corner of Martin Luther King Blvd. and W. Baltimore St. The team said this is a “landmark site” and this project was “immediately got put to the front of the line” in this multi-phase development.

Wexford is planning two phases at the intersection starting with a $200-plus million, 10-story, 333,000 sq. ft. office and biotech building called 4 MLK and a 105 ft. above-ground parking garage that could have first-floor retail in phase one, and a 250,000 sq. ft. building in phase two.

Wexford Director of Development Gregory Herlong told in an email about the new parking lot: “We are very happy to stabilize the site and were lucky to secure the bulk of the dirt through our sitework subcontractor from a stockpile site not too far away from 873 W. Baltimore St. Whiting-Turner is overseeing all of the work that is taking place on the site.” The parking lot as extra spaces for the BioPark.

He said he can’t provide a date for a groundbreaking at 4MLK quite yet. “There are still some things we are working to nail down, but we hope to be in a position to announce something later this year,” he said.
