35-Unit, “All-Inclusive” Apartment Building Planned for Ridgely’s Delight
Zahlco Development is planning its second apartment building on the 700 block of W. Pratt St. in Ridgely’s Delight with a new 35-unit, “all-inclusive” building. Zahlco is currently under construction on a 54-unit building at 719 to 725 W. Pratt St. and the new project will be next door at 733 to 737 W. Pratt St.
The new apartment building will incorporate three three-story brick rowhomes that once had ground-floor retail. The new building will be five stories, the same height as the apartment building under construction next door, and it will have three small retail spaces on the first floor. The addition on the rowhomes will feature gray materials and large windows to match the building under construction next door.
Zahlco CEO Yonah Zahler said he wanted to make the retail spaces small for for entrepreneurs “with great ideas,” but who can’t get started because of the high cost of larger retail spaces. He said it could have a “mini market” feel and noted one of the retail spaces might be incorporated into the lobby of the apartment building.
The apartments will be different styles of one-bedroom units which will come fully furnished. The utilities, cable, and internet will be included into the rental price which will average about $1,650 per month. “It’s not a hotel or short-term rental, but flexibility is built within the contract,” said Zahler, who added that there are pre-determined costs to shorten the lease.
Zahler said this building will likely get a different type of clientele that may be busy with work or schooling, or coming from another area and does not want to buy all new furniture or take the time to set up and cut off utilities. He said this offering will complement the more traditional apartments next door.
No parking is being constructed for the all-inclusive building, but Zahlco has a deal with the nearby Sail Cloth Factory building to offer some parking. Zahler believes this building will likely cater to tenants who do not have cars. The apartment building next door will have a 20-space parking lot.
The building will have a gym and Zahler said residents may have access to next door’s amenities, which will include a rooftop deck.
Zahler said the new building at 733 to 737 W. Pratt St. will be an approximately $5-million investment. The project received CHAP and Baltimore City Board of Municipal and Zoning Appeals (BMZA) approval in recent weeks. He hopes to break ground in the summer.
719-725 W. Pratt St. is framed up and currently the rough-ins and windows are going in. He said it will likely open this summer.
This is the third project for Zahlco in Ridgely’s Delight joining 613 Portland. “We like the neighborhood and we are excited about the area. It’s a really nice group of people,” said Zahler.
Zahlco has been investing in the area since 2014 and likes its proximity to the University of Maryland Baltimore and the University of Maryland Medical Center. Zahlco also has many projects north of Ridgely’s Delight and around Downtown and Mount Vernon.
