Locust Point Properties Marketed for Residential Development Hit the Market

Two properties that could yield eight new townhomes have hit the market in Locust Point. 1601 Cuba St., which has 12 garages, and a lot at 1626-1638 Cuba St. have hit the market with Gilbert D. Marsiglia & Co., Inc. for $800,000 each.

1601 Cuba St. is 79 ft. wide along Cuba St. and 67 ft. deep backing up to an alley at the rear of the property. There are three larger garages on Cuba St. and nine smaller garages facing the alley. The listing says, “through consolidation and subdivision, could yield 4 building lots for residential construction.”

The listing also notes all the tenants are month-to-month leases.

One of the tenants at 1601 Cuba St. is Downtown Detailing. Owner Drew Rodriguez told SouthBMore.com in an email:

We are currently exploring our options including:

  • Purchasing the existing property.
  • Relocating to another location within the South Baltimore peninsula.
  • Moving our operation to mobile detailing.

We were told we could have anywhere from 6-9 months after the sale of the property before we have to relocate. We are still early in the process and working through many different contingency plans.

Five residential rowhomes and an unpaved section of Richardson St. separate the two properties offered for sale.

The lot at 1626-1638 Cuba St. is 83 ft. wide along Cuba St. and 67 ft. deep. It also backs up to the same alley. This lot already has an R-8 residential zoning and is also being marked as a property that could yield four building lots.

1626-1638 Cuba St. was previously part of a plan by Charm City Builders to build six new townhomes on Cuba St., four at this lot and two at 1643 to 1647 Cuba St.
