Locust Point Lot Marketed for Development Hits the Market

A Locust Point lot at 1625 to 1635 Cuba St. has hit the market for the second time in the past two years. The 5,561 sq. ft. lot is currently listed with Patrick Smith of MacKenzie Commercial Real Estate.

The listing shows a rendering of new-construction townhomes. Smith said they hired a graphic designer to create the rendering to show the potential of the lot, but noted no townhome plans have been approved for the site.

Smith said he has heard a desire for garage bays at the property based on conversations with neighbors in Locust Point.

The lot on Cuba St. is 83 ft. wide along Cuba St. and 67 ft. deep. It backs up to an alley used by homes on Cuba St. and Beason St. The lot is across Cuba St. from an Under Armour parking lot. The property is also adjacent to existing rowhomes and the Alta 47 townhome development that was completed in 2018.

1625 to 1635 Cuba St. was listed for sale in 2021 along with 12 garages at 1601 Cuba St. Those properties changed hands in April of this year and were purchased by Cuba Street LLC. The garages at 1601 Cuba St. received a facelift in recent months and have become the new home to Breath Easy Solutions and Elite Finishes.

The lot was previously part of a 2018 plan by Charm City Builders to build six new townhomes on Cuba St.—four at this lot and two at 1643 to 1647 Cuba St.
