A franchise of Back Nine Golf, an indoor golf simulator concept, is coming to the Spring Garden building at 175 W. Ostend St. in South Baltimore. Located a block from M&T Bank Stadium, Spring Garden is a Himmelrich-owned office and retail building that has undergone renovations in recent years and is home to M8 Beer.

Back Nine Golf will take over a 4,095 sq. ft. space on the Ostend St. side of the building, adjacent to Helping Hands.

Justin Martinelli and his sister-in-law Blair Boleyn are the franchise owners. The location will be Back Nine Golf’s first in Baltimore City.

The member-focused concept uses Full Swing simulators, the official technology partner of TGL, the primetime team golf league founded by Tiger Woods and Rory McIlroy, and the PGA TOUR’s official licensee in the golf simulator category.

In addition to the simulator bays, the location will feature a custom-built PuttView putting green, a projection-based surface that maps the true line, break, and speed of every putt onto the green in real time.

Back Nine Golf will be open 24 hours a day, seven days a week. Members will be able to bring their own food and drinks.

Martinelli and Boleyn both live near the Spring Garden building and are avid Ravens fans.

“Golfers are constantly pulled in different directions due to family and work responsibilities,” Martinelli said in a press release. “Using a simulator allows golfers the time to regularly get swings in, practice no matter what the weather is outside, and choose times that work best for their busy schedules. Many people deal with these time constraints, and Back Nine Golf will appeal to those audiences.”

“Playing a round of golf for an hour before or after work, or during a lunch break, will appeal to people who are similarly time-constrained,” Martinelli added. “Corporate outings and team-building events are other potential uses.”

Kate Jordan, SIOR, principal for Lee & Associates | Maryland, represented the tenant, while Emily Urban and Dylan Wolfe of Himmelrich Associates represented the landlord in the lease transaction.

“Justin and Blair, with their business skills and incredible energy, comprise the perfect team to launch Back Nine Golf in the Baltimore City area,” said Jordan, who led the site selection process. She added that the group plans to open a second facility downtown in the near future.

“Justin is a member of New Links Golf, a network of like-minded professionals who share interests in business, forming relationships and, of course, playing golf. Plans are in the works to hold winter programming at this new facility,” said Jordan.
