Developer Richard Montoni of South Peak Development is planning eight apartments at the former Randall Street Disciples of Christ Christian Church at 1533 Belt St. in Riverside. The approximately 7,000 sq. ft. church, which dates back to 1920, has been vacant in recent years.
Montoni told SouthBMore.com that the church is two stories, with the second floor added in 1960. The congregation space was constructed on the second floor.
Montoni is planning four one-bedroom-plus-loft apartments on the second floor, taking advantage of the building’s tall ceilings. Each apartment will have two full bathrooms. Montoni said he does not see the layouts as ideal for roommates, but rather as an option for an individual or couple looking for additional space for an office, gym, or other flexible use.
Four one-bedroom, one-bathroom apartments are planned for the first floor.
Montoni is applying for Baltimore City Commission for Historical and Architectural Preservation (CHAP) tax credits and plans to preserve the building’s exterior, including the original stone facade on the first floor and stained-glass windows. He said there are fewer original elements remaining on the interior, although some hardwood floors will be preserved.
He is also working with Second Chance Inc. to donate items removed during the demolition, including the church organ and pews.
A bike storage room is planned for the building.
The project is permitted under Baltimore City’s new zoning code and does not require parking. Montoni noted that the building has full lot coverage, leaving no space for surface parking.
Montoni began due diligence on the project more than a year ago and has been communicating with the board of the Riverside Neighborhood Association (RNA). Now that he has settled on plans for the property, he plans to meet with the RNA and is seeking the “community’s blessing.”
Montoni estimates the renovation will cost approximately $1 million and hopes to begin construction in spring 2027, with completion before the end of the year.
Montoni is a locally-based developer and former Federal Hill resident. He has focused on historic renovations and recently converted the former Scarborough Fair Bed and Breakfast at 1 E. Montgomery St. in Federal Hill into seven apartments. He said all seven units were leased within 60 days of hitting the market.
He is also working on a five-unit project in Sudbrook Park in Pikesville, as well as another five-unit project in Fells Point.
