‘Early Charm Ventures’ Relocates its Offices to Pigtown
In March, Early Charm Ventures relocated its executive and business offices from Spark Baltimore at Power Plant Live! in Downtown to the 1100 Wicomico building in Pigtown. Early Charm Ventures already had 2,150 sq. ft. of production and laboratory space in the building, and added 3,000 sq. ft. of office and conference meeting space in this move.

Two South Baltimore BP Stations Replaced by Carroll Fuel and Crown Stations
Baltimore-based Carroll Fuel has replaced the BP station at 2401 Hanover St. in Port Covington. The transition to Carroll Fuel took place over the past week. The convenience store is still open at the property.

500-Unit ExtraSpace Storage Facility Opening Next to Topgolf Site
Himmelrich Associates is currently under construction on a 500-unit ExtraSpace Storage facility at 211 Stockholm St. in Stadium Area. Himmelrich is converting a 36,287 sq. ft. warehouse, which was built in 1986, into the new storage facility. Himmelrich purchased the building in 2006 and owns three other adjacent properties at the intersection of Ostend St. and Sharp St.

13,000 Sq. Ft. Pigtown Warehouse Under Renovation After Changing Hands
One tenant has already signed a lease for a portion of the building, and and 6,500 sq. ft. of warehouse space and a 3,000 sq. ft. loft space is currently available.

Public Storage Adding Second Facility Near Horseshoe Casino Baltimore
Public Storage is doubling down on its offerings in Carroll-Camden Industrial Area as it is building a five-story, 940-unit storage facility on the 1500 block of Ridgely St. The project, which has been under construction since the fall, was initially supposed to be a Beyond Self Storage facility, but Public Storage has taken over the project, as well as acquired Beyond Self Storage’s Woodlawn location.

Letters from the ‘Domino Sugars’ Sign Donated to Second Chance
Domino Sugar, which is currently removing its iconic neon sign and replacing it with a LED version, will be donating the old letters and sign border to Second Chance. Baltimore Museum of Industry received the dot in “I” to display in its Decker Gallery.

Mayorga Organics Relocating from Rockville to 120,000 Sq. Ft. Building in Pigtown
Mayorga Organics, a coffee, chia, quinoa, and beans importer and manufacturer based in Rockville, is moving its Maryland operations to a 120,000 sq. ft. building at 901 W. Ostend St. in Carroll-Camden Industrial Area/Pigtown. Mayorga Organics will purchase the one-story building on March 16th and begin a two-year renovation of the building.

Commercial Spotlight: Cold Storage/Refrigerated Space Building Available for Sale
This property in Carroll-Camden has a 2,000 sq. ft. walk-in cooler and refrigerated space, a second-floor office space, and fenced-in parking. It’s located near the stadiums and Baltimore’s new “entertainment district.”

MindGrub Purchases 8,000 Sq. Ft. of Warehouse and Office Space in Pigtown
Locust Point digital agency MindGrub recently purchased 8,000 sq. ft. of warehouse space at 1412-1418 S. Carey St. in Pigtown. The company plans to use the space for its robotics business and movie car rental business, as well as for other uses such as warehouse space for its apparel.

Gaslight Square in Carroll-Camden Sells for $3.875 Million, Will Be Renovated
Gaslight Square, a 100,000 sq. ft. mixed-use office and light industrial building in Carroll-Camden Industrial Area, sold last week for $3.875 million to Equity Warehouse, LLC. It sits on its own 2.7-acre campus bounded by Bayard, Bush, and Severn St.

Sandtown Furniture Co. Opening a 24,000 Sq. Ft. Wood Shop and Showroom in Carroll-Camden
Sandtown Furniture Co., which is currently leasing a space at 1830 Belt St. in Riverside, is under contract to purchase a 32,000 sq. ft. building next week at 1226 Wicomico St. in Carroll-Camden Industrial Area for its new woodshop and showroom, which will occupy 24,000 sq. ft. of the space.

Plan to Add Billboards Along Baltimore Interstates Stalls after Community Opposition
Council Bill #20-0570, which could create the right of way for up to 28 new billboards along I-95, I-695, and I-895 on CSX land, has been “pulled back” by Baltimore City Council President Brandon Scott. The plan had letters of opposition from many groups along this corridor including the Riverside Neighborhood Association, Locust Point Civic Association, Citizens of Pigotwn, Pigtown Main Street, Friends of Garrett Park, and South Baltimore Gateway Partnership.

Demolition Begins in Preparation for a 950-Unit ‘Beyond Self Storage’ Facility in Carroll-Camden
Demolition of a collection of properties on the 1500 block of Ridgely St. in Carroll-Camden Industrial Area began in recent weeks to make way for a 950-unit Beyond Self Storage facility. According to a Baltimore City Department of Works Application for Redevelopment Waiver, the project has an approximate area of 1.14 acres and is bounded by Worcester St. to the north, Denver St. to the east, Ridgely St. to the west, and an existing commercial use property to the south.

New Graffiti Murals Added to Industrial Properties in Carroll-Camden
Adam Berg, who owns a couple of properties in Carroll-Camden Industrial Area, met some graffiti artists who were looking to find walls for murals. They told Berg they were experienced artists and were looking for a canvas.
