Carroll Park Towns Brings 12 New Rowhome Rehabs to Pigtown

Home Acquisition, LLC along with contractor Baltimore Building Services, LLC are putting the finishing touches on Carroll Park Towns, a 12-rowhome renovation on the 1400 block of Ward St. in Pigtown. Looking for an investment opportunity on the westside of town, Home Acquisitions was drawn to Pigtown and the Ward St. because of its proximity to nearby jobs at the Carroll-Camden Industrial Area, the expansion underway at the adjacent MTA facility, and a successful project recently completed by Habitat for Humanity of the Chesapeake on the 1200 block of Ward St.

When purchasing the 12 rowhomes, Home Acquisition saw the perfect opportunity to build affordable homes for first time homebuyers, young couples or anyone looking to own for the same monthly payment they were already renting a house for. The two-bedroom one-bathroom homes start at $129,900 and stainless steel appliances and an additional trim package can be purchased for an additional $6,000. Home Acquisitions is offering $5,000 toward closing cost.

1436WardStreet-16Listing agent Wendy LaGrant of Re/Max Advantage Realty told SouthBMore.com that monthly payments for the homes would be less than $800/month and about $5,000 would be needed at closing, though buyers may also be eligible for other Baltimore home buying incentives.

In order to keep the homes at an affordable price range, Home Acquisition stayed within the footprint of the house when doing renovations and did not dig out the basements of the homes, which would have added significant construction costs. Each home however includes bamboo wood flooring, ample counter space with granite countertops, tile floors, European-style under-the-counter washer/dryer units, exposed brick, fire places, and parking pads.

LaGrant and her team hosted a couple recent open houses, have attracted good traffic, and are excited to have their first home under contract.

“It’s a great quiet little neighborhood,” said LaGrant. “There are a good amount of homeowners on the block and we have wonderful neighbors.”
