Access Capital Rehabs Federal Hill Property, Opens New Office

IMG_0896 (1)The local office of Access Capital Mortgage a Division of Presidential Bank, FSB (ACM) moved into a newly-renovated office space at 1128 S. Charles St. in Federal Hill last week. ACM, which has been in South Baltimore for 11 years, was previously leasing a space at Berkshire Hathaway HomeServices PenFed Realty at the Southside Marketplace. ACM also has offices in Bethesda and Annapolis.

ACM’s new property, which was formerly a residence, will be used as a storefront for the first time. ACM purchased the rowhome from an estate and began a Baltimore City Commission for Historical and Architectural Preservation (CHAP) renovation of the property. The renovation has been 14-months in the making and is nearing final completion. The 3,600 sq. ft. renovation includes a rear addition as well as a conversion of the first floor into an office space with new two-bedroom apartments on the second and third floors. ACM also added a four-to six-car parking pad in the back as well as a shared 1,100 sq. ft. rooftop deck. New signage will be installed to the front of the building with the assistance of a Baltimore Main Streets Facade Improvement Grant.

ACM’s office has been designed with new hardwood floors and glass walls. ACM will also be installing tin walls and ceilings in the reception area and is hiring local contractor John Bolster to install concrete countertops. ACM will be using the second floor two-bedroom apartment as additional office space.

The Federal Hill office of ACM is run by Vice President and Senior Loan Officer Patrick Marsiglia, Senior Loan Officer Joe Key, and Loan Processor Kate Rhoda. The team is looking to hire up to five “talented” people in the near future.

ACM does refinancing and purchase loans for residential and commercial property owners and works closely with Baltimore home buying incentives. “We specialize in creative financing for the neighborhood,” said Marsiglia. Both Marsiglia and Key have been working in the neighborhood for 15 years and have worked with most realtors in the area.

“We knew we wanted to be back on Main Street,” said Marsiglia. “We were excited to renovate this property that was the last eye sore on the block. We’ve had a great welcoming already with people coming by and congratulating us.”

When asked about the new office’s access to the restaurants and stores of Federal Hill, Marsiglia simply said, “it’s the best.”

ACM will be hosting a grand opening on Opening Day of the Baltimore Orioles season and looks forward to hosting parties on its rooftop deck throughout the year.
