‘Advance Auto Parts’ Coming to Southside Marketplace

Advance Auto Parts is coming to Southside Marketplace in Riverside/Locust Point. Advance Auto Parts will fill a 6,900 sq. ft. suite that was previously comprised of two different tenant suites.

The former suites were occupied by Pet Valu, which closed all American stores in 2020, and Reflex Functional Fitness, which relocated to Silo Point last year.

Advance Auto Parts is based in Raleigh, NC and has more than 4,500 locations in North America. Advance Auto Parts currently has local stores in Lakeland, Shipley Hill, and Brooklyn Park.

The company tags itself as “your source for quality auto parts, advice, and accessories.”

The arrival of Advance Auto Parts continues a big shakeup for Southside Marketplace, which is owned by Regency Centers. Five Below opened in October in a 9,200 sq. ft. space that was previously Walgreens, and Quickway Japanese Hibachi opened in September in a 2,400 sq. ft. space that was previously Sleepy’s.

A new pediatric dental office called Sparkling Charms is coming to the former 3,206 sq. ft. Popeyes location, which has been vacant for more than 12 years. PokeOno closed in recent weeks, but will be replaced by Dirty Dough Cookies. Inspire Nail Bar will open in a 2,800 sq. ft. space that was previously made up of suites for Great Clips, which closed in 2022, and T-Mobile, which closed this year.

Lucky Nails’ 1,386 sq. ft. suite is advertised as ‘available soon.’

Regency Centers is currently advertising three available suites: the former Southside Marketplace cleaners, which moved at the end of 2022 and changed its name to McHenry Row Cleaners (1,500 sq. ft.); the former Berkshire Hathaway HomeServices PenFed Realty, which relocated to Federal Hill this year (6,600 sq. ft.); and the soon-to-be-former Lucky Nails (1,386 sq. ft.).

Andrew Kabat, Senior Vice President and Senior Market Officer for Regency Centers told SouthBMore.com in an email, “we have a broader master plan that we have been working on executing over the last few years that started with Giant and Five Below.  I believe we are 60-70% of the way through that execution.”
