Construction fencing is coming down around Under Armour’s new TMB2 building as employees will begin moving into the offices in November. TMB2 is a 280,000 sq. ft. office, retail, and fitness building at Under Armour’s new global headquarters campus in Baltimore Peninsula.
An Under Armour spokesperson told SouthBMore.com, “Construction is on schedule for teammates to begin moving to our new HQ Campus at Baltimore Peninsula in phases throughout November and December. The campus will be fully occupied in December 2024.”
Construction began on TMB2 in December 2022. It is a five-story, 75 ft. building with an east-west orientation. The first floor of TMB2 will have a two-story, 30,000 sq. ft. Under Armour Brand House retail store. This will have a northwest orientation that aligns with the street grid of a future phase of the Baltimore Peninsula Development. There will additionally be a two-story, 30,000 sq. ft. fitness-oriented performance center with a southwest orientation.
The upper four floors will be office space designed to “promote collaboration.”
The front of the building has a ETFE fabric to give it “a stadium look,” and the back of the building facing the track and field facility is all glass and engineered to reduce solar heat. There is a terrace on the backside of the building overlooking the track and field.
The front of the building will be up-lit with different festive colors throughout the year.
TMB2 has solar panels on the top roof, a green roof on the Brand House and Performance Center, sun shades on the glass, rainwater harvesting, and geothermal heating and cooling underground.
In front of the TMB2 facing Cromwells St. is new landscaping, driveways, and a bioretention area with a walking bridge.
Under Armour’s new campus replaces the shuttered Port Covington shopping center that only ever featured a Sam’s Club and Walmart. Walmart closed in 2016 and Sam’s Club closed in 2007, just five years after opening. The Sam’s Club was transformed into a 170,000 sq. ft. office building called Building 37 that opened in 2016, closed in 2020 for renovations, and reopened in 2022. The former Walmart building (Building 96) still stands and has been used for warehouse sales, PPE manufacturing, town halls, and retail mockup stores.
Track and field facility The Stadium at The House opened in 2023. It is used by Under Armour and its employees, and has been home to many local high school and club sports events. The bleachers seat 1,400.
A regulation-sized outdoor basketball court has been built in between TMB2 and Building 37. Grading and landscaping work has created amphitheater-type seating around the court.
Parking lots with solar canopies have been constructed on the west side of the campus.
Between Building 37 and TMB2, Under Armour expects to have up to 1,500 employees on site.
With the transition from Tide Point in Locust Point to Baltimore Peninsula, Under Armour will leave a large vacant space in the community. Tide Point is 14.6 acres and has 406,569 sq. ft. of buildings. The company has said it will look to sell this property.
Under Armour also leases a former warehouse, which was turned into an office building known as the Cheer Building, across the street. The company will let the lease expire on that building.
Under Armour’s move to Baltimore Peninsula is part of a flurry of activity in the Baltimore Peninsula neighborhood. The Baltimore Peninsula development added five new buildings to the neighborhood last year and has announced a dozen new restaurants for the retail spaces. Locke Landing is under construction on a 25-acre development across Peninsula Dr. from Under Armour which is adding two apartment buildings totaling 420 units, 297 townhomes, and 92 two-story condominiums within 46 four-story townhomes. Nick’s Fish House recently purchased its real estate and plans expansion. And, Baltimore Yacht Basin, a marina just south of Nick’s property, was recently acquired by BYB Prop Real Estate Partners which is planning a complete tear down and rebuild of the marina.
