Riverside Wharf and Old M&T Bank Set for Redevelopment

I caught up with Arsh Mirmiran of Caves Valley Partners to provide some updates on two new projects in South Baltimore.  Mirmiran is putting the finishing touches on 1111 Light Street which features a new 7-Eleven and M&T Bank, 93 luxury apartments, a 106- car parking garage and 24,000 square feet of office space which will soon be occupied by Betamore, BTS Software Solutions, Red Owl Analytics and Parking Panda.

When M&T Bank relocated from East Cross St. to 1111 Light Street, SouthBMore.com received many inquiries about what would happen to their old location. Mirmiran has recently purchased the building located at 17-21 E. Cross St. and will be repositioning the property for more upscale retail.  They will perform an exterior renovation on the property and will work with a future tenant on the exact structure of the interior of the property.  The property will remain one story and a restaurant is a possibility for the space.  Construction will begin on the project in 2012.

Mirmiran is also getting ready to begin construction on Riverside Wharf.  Caves Valley Partners will break ground this fall and completion is expected just over a year later.   Riverside Wharf at Lawrence St. is the first project in the new Key Highway master plan.  The development will occupy an old industrial site at Lawrence and Key Hwy. in Riverside.  The building plans include a 14,000 square foot Walgreens across the ground level of the development.  The Walgreens will have 60 designated parking spots and will not feature a drive-thru, although there will be an easy entrance into the store from the garage. The lease with Walgreens has already been signed.

The building will be three stories high. The upper levels will include two floors of office space with 90 designated parking spots.  The parking garage will extend to the second floor at a portion of the building.  Mirmiran believes that medical offices will be perfect for the 25,000 square feet of available office space.
