Downtown Baltimore’s Newest Building, 1111 Light Street, Delivers at Full Occupancy

MacKenzie Commercial Real Estate Services is proud to announce that 1111 Light Street in Downtown Baltimore has reached 100 percent leasing of its commercial retail and office space prior to its official projected delivery date of July 16, 2012. Joining ground level retailers M&T Bank and 7-Eleven are Betamore, BTS Software Solutions, and Red Owl Analytics, each occupying a full floor of the office building. As Federal Hill’s only new ground-up construction, the 24,000 square foot Class A building is one of Baltimore City’s shining examples of successful urban mixed-use redevelopment.

“Federal Hill was the perfect place for a project of this nature, given its close proximity and ease of access to the Central Business District, its existing amenities, and its overall walkability. We’re pleased that we are matched with tenants who believe in the neighborhood as much as we do. These are exactly the types of leaders and companies we envisioned would find the building attractive and couldn’t be happier to welcome this family of companies to 1111 Light Street,” said Arsh Mirmiran, Director of Development at Caves Valley Partners.

Located in the true heart of the established Federal Hill community, the new boutique-style building features cutting edge design and will be certified as LEED Silver equivalent through the Baltimore City Green Building Standard. Standing directly across from Baltimore’s famous Cross Street Market, the four-story commercial building completes the first phase of the project, which will also feature a 93 unit high-end apartment building and a parking garage, both of which will deliver in mid-July.

“1111 Light Street is a perfect fit for establishing our presence Downtown. The combination of forward-thinking design and small business community focus meets our vision for growing Baltimore’s entrepreneur base,” said Founder and CEO of Betamore Michael Brenner.

Betamore, an urban campus for entrepreneurs and technology based companies, will work with neighboring tenants BTS Software Solutions and Red Owl Analytics to provide Baltimore’s growing entrepreneurial community access to financial and technological resources to successfully launch in a competitive economic climate. Betamore will also be offering a community-facing education component to develop a workforce of highly skilled software developers, designers, and entrepreneurs. BTS, a leading provider in advanced mobile telecommunications technology and software applications, will foster the evolution and innovation process of technology firms working directly with Betamore, while Red Owl Analytics will provide the analytics needed to validate the long-term viability of firms within the incubator. Together, the partnership will provide the foundation for emerging entrepreneurs in Baltimore’s growing start-up community.

The MacKenzie team of Meghan Gill Roy, Jonathan Di Virgilio, and Scott Wingrat represented the Landlord in the deal providing advisory and negotiation services from project inception through final lease signing.
